More nights booked

Every rule is yours, including protection for your high-demand nights.

Fill the gaps

Shorter minimum stays and last-minute discounts kick in when a gap appears, so those nights get booked.

Give hesitant guests a reason to book

Flexible cancellation policies or special discounts give guests one less reason to abandon a booking.

Best nights stay protected

Switch it on per discount, and Holidu keeps your peak nights out of weekly, early bird and mobile discounts, based on local market data.
How it works

Your rules, applied at the right moment

You choose the discounts and conditions. Holidu applies them when they fit.

Discounts and rates

New Listing, Early Bird, Last-Minute, Weekly, Mobile, Loyalty, Non-Refundable and Direct Booking. Each one is your choice.

Booking conditions

Seasonal minimum stays, shorter stays at your full minimum-stay price, bookable gaps between bookings and check-in rules by season. Set them once, and nights that would stay empty become bookable.

Cancellation policies

From Flexible to Strict, set per channel, so guests who hesitate have a reason to book.

Best nights protected

Peak and high-demand nights are identified from local market data for every property and season. Switch on the protection per discount, and they stay out of weekly, early bird and mobile discounts.

FAQ

Common questions

Can discounts go below my minimum price?
Yes. If you use automatic optimisation with a minimum price, combined discounts are taken off afterwards and can still bring the selling price below it. A weekly discount plus a last-minute discount, for example, adds up. Set your minimum price and your discounts together, so the lowest possible price is one you're happy with.
What is the New Listing discount?
20% off the first bookings of a new listing: 3, 6 or 9 in total (6 by default), at most 2 per booking platform, for up to six months. While it runs, it's the only discount that applies, so it never stacks with others. It helps a new home collect its first bookings and reviews quickly; you can pause it at any time.
How are my best nights chosen?
From local market data, looking 14 months ahead. You switch the protection on per discount and choose whether only peak nights are excluded, or peak and high-demand nights. It works with weekly, early bird and mobile discounts, so your busiest dates sell at your full price while quieter nights still get the help of a discount.
Can policies differ per channel?
Yes. Flexible, Moderate (5 or 14 days), Firm and Strict can be configured per channel, so you can match what guests on each platform expect. You might offer a more flexible policy where guests compare many homes and want to book without risk, and keep a stricter one elsewhere. Your Holidu account shows which policy applies where.
Which discounts can I set?
New Listing, Early Bird, Last-Minute, Weekly, Mobile, Loyalty, Non-Refundable and Direct Booking. You decide which ones run and how much each one gives. New homes start with the New Listing and Last-Minute discounts switched on; you can change or turn off any of them at any time in your Holidu account.
What is a minimum stay?
The shortest number of nights a guest can book, set per season, for example seven nights in August and two in November. If you allow shorter stays, guests can book fewer nights and still pay your full minimum-stay price, so you don't lose income on a short booking but don't turn the guest away either.
What are gap nights?
Free nights between two bookings, often too few for your usual minimum stay. Switch on flexible stays to open them to stays of 1 to 3 nights, so they get booked instead of staying empty. You can also charge up to 50% more for those nights if you like, to cover the extra changeover.
Which cancellation policy should I choose?
Flexible, Moderate (5 or 14 days), Firm and Strict are available, set per channel. A flexible policy gives hesitant guests a reason to book, because they can cancel without losing money. A stricter one protects you from late cancellations in your busiest weeks. You can also mix them: flexible where it helps win bookings, firmer where demand is high.
Can I set arrival days by season?
Yes. Check-in rules are part of your booking conditions and can differ by season, for example Saturday arrivals in high summer and any day the rest of the year. Keep them as open as you can outside the busiest weeks: every day guests can't arrive is a day your home can't be booked from.
Do I have to set everything up myself?
No. New homes start with sensible settings, including the New Listing and Last-Minute discounts, and the protection for your best nights uses local market data. You review everything before you publish and can change any discount, minimum stay or cancellation policy whenever you like. Your local team can help you choose.
