The right price for every night

Your prices are based on what guests really pay for similar holiday homes near you. Build a 14-month price plan in minutes, updated every week. Set your limits, then apply recommendations with one click — or let prices adjust automatically. Hosts already using Dynamic Pricing earn on average over 20% more.

Why hosts choose Holidu's Dynamic Pricing

We see the same pattern across 65,000+ holiday homes: many hosts leave money on the table, simply because their prices are set wrong.

More earnings from the same property

Price too high and nights stay empty. Price too low and every booking earns less than it could. Dynamic Pricing closes that gap. Hosts already using Dynamic Pricing earn on average over 20% more.

The right price from day one

The guided setup builds your full price plan in minutes, then keeps it up to date. Your prices follow the seasons, weekends and local demand — instead of staying where you set them once.

You stay in control of your prices

Apply recommendations with one click, or switch on automatic optimization. Either way, prices stay inside the minimum and maximum you set. And you can switch it off whenever you like.

What Dynamic Pricing does for you

Prices based on what guests really paid

Anyone can see what other hosts are asking. What guests actually paid is harder to find — and that's what your prices are based on. Dynamic Pricing looks at completed bookings for similar holiday homes in your region: same area, same maximum occupancy, real bookings instead of listed rates. Holidu updates this booking data every week, so it keeps pace with your season. Because it comes from bookings made through Holidu, the numbers won't always match rates advertised elsewhere. That's intentional. And local teams across Europe stand behind the data, so an Account Manager can walk you through your setup.

Choose where you sit in your market

You decide where your holiday home sits in your local market. Budget means you're priced with the more affordable homes in your area. Comfort means around the average. Premium means with the top end. That one choice shapes your price curve, your recommendations and your seasons. Where there's enough booking data for your property, Holidu marks the category that fits best — so you start from a suggestion, not a blank page. And you can change it whenever your positioning changes: the curve follows.

One curve, four seasons, rules set once

Dynamic Pricing sorts your next 14 months into four season types — Peak, High, Mid and Low. It uses real local demand, not the calendar. You set minimum stay, weekend markup and your check-in and check-out days once per season type, and they apply to every date in it. Three controls shape the curve: price level moves everything up or down, minimum and maximum set the hard limits, and seasonal effect decides how sharply prices swing between seasons. What used to take an afternoon now takes three sliders and a preview.

See the new prices before anything changes

Nothing changes until you say so. Before you confirm, you see your new nightly rates next to your current ones, date by date. One thing to know: the guided setup replaces your existing prices and season settings, including any changes you made to single days. The preview shows you exactly that, and you can fine-tune any date afterwards. The curve is a starting point, not a lock-in. And if you'd rather look at it with someone, your Account Manager can go through the preview with you.

Recommendations that keep your prices current

A price that was right in March isn't always right in September. After about four weeks, Holidu starts recommending changes to your category and price level, based on how your holiday home is doing against similar properties nearby. Every recommendation comes with the reason behind it, and you apply it with one click. Nothing changes until you approve it. That's why most hosts start here: they see the suggestions make sense before they hand anything over.

Automatic optimization, when you want it

When reviewing recommendations no longer feels like a good use of your week, switch on automatic price optimization. Holidu then adjusts your price level for you — always inside the minimum and maximum you set. Every change stays visible in your price history, and you can switch it off and go back to manual pricing at any time. It supports you; it doesn't decide for you. Adjustments follow your own booking data, so expect the first ones a few weeks after you turn it on.

Everyday wins for busy hosts

The evening you get back

Last year, you blocked out a whole evening to build next season: copying rates, checking holidays, second-guessing the shoulder weeks. This year you pick Comfort, nudge the price level and set your limits. Twenty minutes, one preview, done.

The week you almost underpriced

A recommendation appears: the second week of August is priced below what similar homes nearby are getting. One week out of sixty — you'd never have spotted it. You read the reason, tap apply and get on with your morning.

A ceiling that holds

You decide €280 a night is as high as you want to go, whatever the market does. You set that as your maximum. From then on you stop checking, because prices can't go above it.

One less subscription

You used to pay monthly for a separate pricing tool, then copy its suggestions into your calendar by hand. Now your pricing sits in the same account as your calendar, bookings and payouts. One place, no second bill.

Peak weeks priced like peak weeks

Easter, the first week of August, the October long weekend. Your curve prices these as peak weeks instead of averaging them into the rest of the year. You set the minimum stay for that season type once. You never had to remember which weeks mattered.

Sunday morning, nothing to do

Automation has been on for a few weeks. You open the app with your coffee and check the price history: three adjustments, all inside your limits, each with the date it happened. You close the app. That was the review.
