Holidu Acquires Finca Mallorca, Strengthens Market Presence on the Balearic Island

Munich, April 2025 – Vacation rental company Holidu (www.holidu.com), headquartered in Munich, has acquired Finca Mallorca (www.fincamallorca.de), a well-established booking portal for exclusive vacation rentals in Mallorca, based in Cologne. The acquisition expands Holidu’s premium portfolio and reinforces its leadership in the Mallorcan vacation rental market.
Finca Mallorca: An Established, High-Reach Portal
Founded in 1994, Finca Mallorca is one of the island’s leading platforms for high-end vacation rentals. The agency offers around 200 carefully selected properties and has strong search engine visibility. By integrating the brand, Holidu gains a trusted name with substantial reach.

With the integration into Holidu, hosts gain access to a significantly wider audience: listings will remain on Finca Mallorca and also appear on holidu.com and 27 additional partner sites. Holidu’s Growth in Mallorca
Since opening its Mallorca office in 2016, Holidu has experienced steady growth on the island. “Mallorca is one of our key markets,” says Johannes Siebers. “Many hosts in the Balearics already use our technology to increase bookings and save time.” Today, Holidu manages approximately 3,000 rentals on the Balearic Islands. A team of ten local experts supports hosts on-site.

Trends in the Mallorcan Vacation Rental Market
In parallel with the acquisition, Holidu shares recent insights into traveler behavior on Mallorca:
Booking Window: In 2024, 28% of Mallorca bookings were made three to six months before travel. Another 27% were booked six to twelve months in advance. Last-minute bookings (within 30 days) accounted for 17%. This year, 36% of hosts on Mallorca expect more last-minute bookings.
Group Size: In 2025, 30% of bookings are for groups of more than six. Trips for four people (19%) and couples (17%) follow. In 2024, 25% of bookings were for larger groups.
Length of Stay: The average stay during peak season in 2024 was eight days. For 2025, it is expected to rise slightly to nine days.
Amenity Preferences: Pools remain the top priority: 47% of guests search for accommodations with a pool, 43% specifically for a private pool. Air conditioning (25%) and internet (21%) are also popular.
Price Trends: 53% of hosts plan moderate rental price increases (up to 10%) in 2025, citing rising costs and planned investments. The average price per night in summer 2025 is €344 per rental.
Key Target Groups: Families with children are the most important target group for hosts (83%), followed by couples (43%) and seniors (29%).
Top Challenges: The biggest challenges cited are inflation (48%) and bureaucracy/tax regulations (45%).
Regulatory Environment: Increasing administrative demands remain a pressing issue for hosts in the Balearics. 87% report more paperwork due to new legal requirements. However, 63% say regulations in their region do not make renting more difficult.

Methodology: Holidu surveyed 561 vacation rental hosts in Spain between February 11–24, 2025. Of those, 89% were private hosts, 11% were agencies or property managers. Booking figures were collected in March 2025 from Holidu’s internal database. The average price reflects rentals for 2–8 people in August 2025, based on mean values excluding outliers for data reliability. Holidu directly manages over 50,000 rentals in Europe and lists millions of vacation properties worldwide. Its website attracts over 100 million visitors annually.
