You can set extra fees for your property in the "Additional fees & Protection" section of your Holidu listing. Guests must see all fees before a booking is confirmed, so set them up before your listing goes live. This guide covers the fee types you can configure, how to set them, and which charges you need to communicate yourself.
What types of additional fees can I set?
You can set the following additional fees for your property:
- Cleaning fee: A fixed amount charged for end-of-stay cleaning. Guests pay it at the time of booking through the channel used for the booking. It is never collected on-site by the host.
- Security deposit (recommended): A fixed amount collected to cover potential damage. It must be charged before or at check-in and is refunded unless damage occurs. For Airbnb bookings, this is handled under Airbnb's AirCover protection.
- Additional fee per guest, per night: An extra charge for each guest above a set number, up to your property's maximum capacity. This lets you offer lower prices for smaller groups while keeping the full property available. Per-guest fees apply across all seasons and cannot be set seasonally.
- Taxes: Mandatory governmental or regional taxes, such as eco tax, tourism tax, camping tax, or other local taxes.
How do I set the additional guest fee?
As a simple guide, divide your nightly base price by the minimum occupancy. For example, if your property sleeps 14 and the base price is €200 per night for 8 guests, €25 per extra person per night is a sensible upper limit. You can choose a lower amount, but a higher amount may reduce your competitiveness.
How do tax changes affect bookings?
The tax amount valid on the day of check-in, according to local regulation, applies. This is true even if the rate changed after the booking was made. We recommend printing the current local regulation and displaying it at your property so guests are aware of it. Depending on the channel or region, taxes may be collected on-site or included automatically in the booking price. In some municipalities, Airbnb collects and declares city tax on your behalf. This is not available in all locations.
How do I set additional fees?
To set your additional fees, follow these steps:
- Log in to your Holidu account and select the property you want to edit.
- Go to Configuration → Additional fees & Protection, then click Edit.
- Enter the fees you want to apply.
- Click Save at the bottom of the page.
Can I charge extra for amenities?
Yes. In the same "Additional fees & Protection" section, you can set charges for the following amenities:
- Bikes / e-bikes
- Electricity fee
- Pets fee
- Bed linen
- Towels
- Beach/pool towels
- Breakfast
- Crib
- High chair
To configure these, use the same steps listed above and scroll down to the Amenities with extra fees section before clicking Edit.
Note: Booking.com automatically charges guests for additional fees such as bed linen, towels, and electricity. Airbnb automatically charges for bed linen and, if configured, the pet fee. Guests pay these at the time of booking, and the amounts appear in your payout, with Airbnb's commission applied. Airbnb also enforces your maximum number of pets. If you require an extra pet fee, make sure it is configured.
How do I communicate fees that I cannot configure in Holidu?
Some charges, such as late check-in, late check-out, or special service fees, cannot be configured directly in your Holidu account. You can describe them in your property description so guests know about them before booking. Learn how to generate your property description.
What fee rules should I follow?
By law and channel rules, you cannot charge fees based on consumption, such as per kWh, litre, or kilogram. All fees must be set per night or per stay.
If you are unsure which fees are common in your region, our local teams can advise you on what is typical for your market.
