What is the host's cancellation policy?

When you accept a booking, you're making a commitment to your guest. We understand that exceptional circumstances can sometimes occur, but cancellations have significant consequences. When a host cancels a confirmed reservation, Holidu reserves the right to apply cancellation fees to reflect the impact on guests, other hosts, and our platform—except in cases of extenuating circumstances.

Why cancellations matter

Host cancellations extend far beyond a single booking:

  • For guests: Cancellations disrupt their plans, create frustration, erode trust, and reduce their willingness to book again.
  • For hosts: Cancellations undermine credibility, harm your property's reputation, lower your visibility in search rankings, and put your future performance on our platform at risk.
  • For Holidu: Cancellations result in significant operational costs from managing disrupted bookings, finding replacements, and handling administrative burden.

What to do if you must cancel

If you find yourself genuinely unable to honor a reservation, act as quickly as possible. Your first option should be to offer an alternative accommodation when feasible, or cancel early to minimize disruption for your guest.

Any alternative you offer should meet these conditions:

  • Be listed on the same platform where your guest originally booked
  • Maintain a similar price range while ensuring the same or higher standards compared to the original listing

When you provide a suitable alternative that meets these requirements, our Customer Support Team can coordinate with the booking channel and your guest to help secure their acceptance and work to reduce the likelihood of additional charges.

When and how the cancellation fee applies

If you're unable to offer an acceptable alternative, Holidu reserves the right to apply a cancellation fee. This fee reflects the impact on guests and the operational costs we incur in finding replacements and managing disrupted bookings.

The cancellation fee is calculated based on your reservation amount and the timing of the cancellation. If the calculated fee is less than €50 EUR, it will be adjusted to a minimum of €50 EUR.

What is the reservation amount?

The reservation amount is the total cost your guest agrees to pay when confirming a booking. For you, this amount determines your expected payout, minus any applicable platform fees or deductions. Your cancellation fee is calculated as a percentage of this amount.

Example cancellation fee calculation

Here's how a cancellation fee works in practice:

Booking details:

  • Reservation amount: €500
  • Check-in date: 15 days away
  • Cancellation timing: Falls between 48 hours and 30 days

Calculation:

  • Applicable fee percentage: 10%
  • Cancellation fee: €500 × 10% = €50
  • Final fee applied: €50 (meets minimum threshold)

Situations where the cancellation fee might be waived

We recognize that extraordinary situations beyond your control can occur. In cases involving major disruptive events or other valid circumstances, Holidu may waive cancellation fees.

If you believe your situation qualifies for a waiver, you must provide supporting evidence. Our Customer Support Team will carefully review your documentation before making a final decision on whether your case meets the criteria for a fee waiver.

We strongly recommend carefully considering the full impact of cancellation before proceeding—not just the fee itself, but the longer-term consequences for your property's reputation, visibility, and future bookings.
