If you're offering short-term rentals in Spain, it's now mandatory to register your property through a new national system and obtain a Unique Registration Number (NRA) for each unit. This guide explains what the NRA is, how to obtain it, and how to upload it to your Holidu account.
Understanding the NRA and Ventanilla Única Digital
The Ventanilla Única Digital de Arrendamientos is an official platform created by the Spanish Ministry of Housing. It centralizes the registration of all short-term rental properties in Spain.
The NRA (Número de Registro de Alquiler) is a unique identifier that every property used for short-term rentals must have to be listed legally on any rental platform, including Holidu.
How do I obtain a Unique Registration Number (NRA)?

Step 1: Prepare your documents
Before applying, gather the following documents:
- Código Registral Único (CRU)
- Cadastral Reference (or Boat ID if applicable)
- Any local license or tourist authorization required by your region
- Vacation rental license (licencia de alquiler vacacional)
- "Declaración responsable" (if applicable)
Note: Please be advised that there may be a fee associated with obtaining the NRA number.
Step 2: Access the official registration platform
- Go to the Sede Electrónica del Colegio de Registradores
- If you are not yet subscribed to the online filing service, register by clicking the corresponding link
- If you are already registered, log in using your digital certificate, as it is the best option for completing the process online
Step 3: Select the NRA application option
- Select the Option "Número de Registro de Alquiler"
- Click on "Presentación Telemática" and start filling out the form
Step 4: Choose "Nueva Presentación"
- At the point where you're asked what you wish to do, select "Nueva Presentación"
- In the next step, choose the option "Asignación de Número de Registro de Alquiler de Corta Duración"
Step 5: Download and fill out the application form
- Click on "Descargar instancia de presentación" so you can start filling out the application form with the details of your property
- Fill out all the mandatory fields with the following information:
- Owner's information (or representative's information if applying on behalf of the owner)
- CRU: Código Registral Único
- Property address (as you write the address, options will appear; select the correct one and the map will show your location)
- Cadastral reference
- Specific details of your property
- Add the place, date, and sign the document. You'll need to have "Autofirma" installed on your computer
- Download the signed document so you can include it in your application
Step 6: Submit your application with attachments
- Continue with the final points of the application
- Include as attachments:
- The completed and signed form you downloaded
- Copy of your vacation rental license (licencia de alquiler vacacional)
- "Declaración responsable" (if applicable)
- Click on "Guardar y continuar"
Step 7: Sign and submit
- Make sure to sign all the documents
- Click on "Enviar" to submit your application
- You will see a confirmation that the application was submitted correctly
Step 8: Receive your provisional NRA
- You'll receive an email with a link that will take you to the "Sede Electrónica"
- On the right side of the page, there's an option to download a PDF document with your temporary NRA, which you can use while your final NRA is being processed
A provisional NRA will be sent by email. Once approved by the authorities, it will be validated as final.
How to Check the Status of Your NRA
You can verify the current status and validity of your NRA at any time using the official verification portal managed by the College of Registrars:

What to Do if Your NRA Has Been Revoked
The Spanish government is actively enforcing compliance with the NRA requirement. We strongly recommend that you regularly check the status of your NRA using the verification link above.
If the status of your NRA shows as "revoked", please:
- Review the latest communication you should have received from the Sede de Registradores to understand the reason and required next steps
- If you have not received any communication, contact the Sede de Registradores directly for clarification
- Make sure the NRA configured in your Holidu account is correct and up to date
If your NRA has been revoked and is not resolved, your property may not be eligible for listing on rental platforms.
How to upload the NRA to your Holidu Account
Once you have obtained your NRA number, follow these steps to add it to your Holidu account:
Adding NRA during property setup or editing
- Log into your Holidu account
- Select the property that you want to update
- Click on "General Information" and select "edit"
- Scroll down to find the NRA field, enter your NRA number, and click on "Save"
- Submit the NRA for each property you operate
Adding NRA from the home screen banner (if property is already published)
If your property is already published and it is missing a valid NRA, you can add it directly from the home screen:
- In your Holidu Host Account, you'll see a banner at the top of the page
- Click on "Check the list" to open a page where you can enter the NRA for each of your properties
- After entering all NRA numbers, click "Continue" and you're all set
- If the number format is incorrect, you'll see an error message
NRA Exemptions
If a property is legally exempt from having an NRA, the NRA field isn't mandatory to fill out. If the system detects that the property is not exempt from having an NRA, the NRA field will be marked in red with the label "Required field".
Rural Properties
At Holidu, we follow the interpretations published by the Spanish central government and the Autonomous Communities (CCAA) to determine whether an NRA number is required at the time of publication.
Examples of properties that currently do not require an NRA number:
- Cantabria: Rural Houses (CR), Rural Inns (PR)
- Catalonia: Rural establishments with licenses: PL, PCC, PT, PG, PTE, PB, and PVA
- Balearic Islands: Agrotourism properties (AG), Inland tourism properties (TI)
- Canary Islands: Emblematic Houses (A-35), Rural Houses (CR)
Please note that interpretations may change over time depending on agreements between the Autonomous Communities and the central government, so always verify the most recent guidance when in doubt.
Mandatory Requirements for Property Publishing
To ensure your property can be successfully published on Holidu, you must:
- Obtain a valid NRA number from the Ventanilla Única Digital de Arrendamientos (unless your property qualifies for an exemption)
- Upload the NRA to your Holidu account in the property's General Information section
- Ensure the NRA is in the correct format (up to 53 alphanumeric characters)
- Maintain an active and valid NRA status throughout the duration of your listing
- Regularly check the status of your NRA to ensure it hasn't been revoked
Without a valid NRA, your property may not be eligible for listing or may be subject to removal from the Holidu platform.
Tips and Helpful Information
Can I apply for an NRA on behalf of someone else?
Yes. If you're an agency or property manager, you can apply on behalf of a property owner. Just make sure that you meet the following requirements:
- Attach a document to your application that proves you have legal authorization (e.g., a signed authorization with certified signature or a notarized power of attorney)
- Indicate the property owner's name in the "Person represented by the applicant" field on the form
Can I apply for an NRA if my property only has a temporary license number?
Yes. As long as your license number is active in the Consell's registry, it will be accepted during the NRA application process. Having a temporary license simply means it is subject to review, but it is still valid for applying for the NRA.
