What does changing the owner mean on Holidu?

Changing the owner means moving a property from its current Holidu account holder (host) to a new account holder. This makes sure that payouts, invoices, and responsibilities are assigned to the correct person from the migration date onward.

What are the rules for changing the property owner?

  • One property at a time: bulk transfers are not possible.
  • Separate contract: the new account holder must sign their own contract, independent of the previous one.
  • Booking migration on request only: bookings that have not yet been invoiced can be migrated, but only after you request it from the Holidu team. There is no automated process.
  • Onboarding fee: charged once per property. If it was already charged to the previous account holder, it will not be charged again. If it has not been charged yet, it will be deducted from the new account holder's first payout after their first booking.

How does changing the owner affect payments and invoicing?

  • Previous account holder: receives payouts and invoices for bookings confirmed before the migration date. Bookings that are already invoiced cannot be migrated.
  • New account holder: receives payouts and invoices for bookings confirmed after the migration date.
  • Migrated bookings: once a booking made before the migration date (and not yet invoiced) is migrated, its payouts and invoices go to the new account holder.

Will the new owner see bookings made before the change?

Not automatically. The new account does not inherit booking data from the previous account holder, so earlier bookings may have limited visibility or may not appear at all. To manage these bookings under the new account, request a booking migration from Holidu.

How do I request a change of property owner?

To transfer ownership of your property to a new host, please reach out to us using the Holidu Assistant. Before confirming the change, double-check the account holder details and make sure they match your official records. Also inform your guests about the change to avoid confusion around check-in, payments, or messaging.
