FAQ - Land Registration Number for Italian Properties (LRN)
What is the Land Registration Number (LRN)?
The Land Registration Number, known as LRN, is a unique identification code assigned to every property registered in Italy. This number is essential for Italian tax compliance and is required to issue the Certificazione Unica (CU), an official tax document that Holidu must prepare for all private hosts.
Why Does Holidu Need Your Land Registration Number?
To follow new Italian tax regulations, Holidu must collect the Land Registration Number (LRN) from all private hosts for whom we handled tax payments in the previous fiscal year. This number is required to issue the Certificazione Unica (CU), an official tax document. Providing your LRN helps us meet legal requirements smoothly and ensures your tax documentation is complete and compliant with Italian authorities.
Who Needs to Add the LRN?
Every private host that has received at least one confirmed (and not cancelled) booking in the previous fiscal year and for whom Holidu acted as taxpayer must add the Land Registration Number.
Important Note: Hosts who have discontinued their cooperation with Holidu but have still received at least one confirmed booking are also obliged to add the land references.
Where Can I Find the Land Registration Number?
The Land Registration Number can be found in several official documents and sources:
1. Deed of the Property
Your property deed contains all the necessary cadastral information, including the Land Registration Number. You can refer to this document to locate the codes you need.
2. Revenue Agency (Agenzia delle entrate) Website
You can access cadastral data through the official Revenue Agency website by following these steps:
- Visit the online services of the Revenue agency website
- Log in with your SPID or CIE digital identity
- Select "consultazioni ipo-catastali" from the home page suggestion list
- Click on "Search" in the table corresponding to your name
- Click on "Search" under the Properties field
- You should now be able to see the cadastral data of all your properties, including the Land Registration Number
3. Visura Catastale Document
A Visura Catastale is an official cadastral report that contains all property reference numbers. You can obtain this document in the following ways:
- Visit any provincial Land Registry office
- Visit a decentralised land registry office
- Request it online through the Revenue agency website using the same process described above, then selecting "Richiedi visura"
4. CIN Certificate
If you have a CIN (Codice Identificativo Nazionale) certificate, it contains the Land Registration Number on the second page. You can download the certificate by accessing the BDSR Database with your SPID or CIE and clicking "Scarica PDF protocollato".
How to Add the Land Registration Number in the Holidu Host App?
Follow these steps to add your LRN in your Holidu host account:
- Log into your Holidu host account and select the property for which you want to enter the LRN
- On the left side, under the "Configuration" section, scroll down and click on "General Information"
- Click "Edit" next to the "Property Information" section
- Enter the codes in the corresponding fields
- Click "Save" to confirm your entry
Important Points:
- If you have multiple properties, you must complete this process for each one individually
- For Multi-units, you need to enter the LRN for each unit under the "Unit information" option
When Do I Need to Fill In the Land Registration Number?
Holidu needs your Land Registration Number to prepare the Certificazione Unica (CU) statement by March 6, 2025. We kindly ask you to add it as soon as possible to ensure timely tax compliance and avoid any complications with your tax documentation.
What Happens If I Don't Comply with the Deadline?
Without the Land Registration Number, the tax declaration for your property(ies) that Holidu submits to the Italian Tax Authority will be incomplete. We cannot be held liable for any consequences this may have on you. To protect yourself and ensure proper tax filing, please submit your LRN before the deadline.
I Already Gave You CIN, Why Do You Need LRN Too?
CIN and LRN serve different purposes in Italian property management:
- CIN (Codice Identificativo Nazionale) is a mandatory license number that all properties in Italy must have to rent short-term accommodations
- LRN (Land Registration Number) is a unique identification number assigned to every property in the cadastral system, needed specifically to issue the CU declaration (Certificazione Unica) in compliance with Italian tax law
Both numbers are required for proper tax compliance and documentation.
I Already Added It in the Holidu Host App a Few Weeks Ago. Why Are You Writing to Me Again?
If you've received another notification after submitting your Land Registration Number, it likely means that the format you previously entered was not valid or did not match the required format. We recommend that you verify the information and resubmit it to ensure accuracy and compliance. Double-check your source documents to confirm the correct codes before entering them again.
What If I Don't Have All 5 Numbers Required?
Every property registered in Italy must necessarily have the following three codes:
- Codice Comune (Municipality Code)
- Foglio (Sheet)
- Particella (Plot)
However, some properties may not have values in the following fields:
- Sezione Urbana (Urban Section) - can be left blank if not applicable
- Subalterno (Subunit) - can be left blank if not applicable
In such cases, these optional fields can be left empty. We kindly ask you to carefully check your documents to indicate the correct references for the mandatory fields.
