This is a self-check-in property, and you will be requested to verify your identity before enter into the property.
Check-in can be done from 2 PM, pending availability and confirmation.
Once a reservation is confirmed, guests are requested to complete a guest registration form following the legal obligations stipulated by local authorities in Portugal.
There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a €200 smoking fee at minimum.
Please note that for stays longer than 30 nights, a fair use policy of the utilities will apply with a limit of 80€.
For the first days, we will provide basic amenities: samples of shower gel, shampoo, soap, toilet paper, kitchen roll, sponge, dishwashing products, and a bin bag.
Extra keys: 20€ (extra pair of keys when available, lost keys or service to open the door during your stay).
Extra cleaning with linen: the price of a cleaning fee.
Extra Clothing: 30€ (Towels and sheets for 2pax, i.e. when the sofa bed is not included).

Adequately equipped but given the length of our stay, some things (such as toilet paper) could have been provided in larger quantities. Also, the tv is a standard (non-smart) tv so no access to VOD Apps etc. We also had our crawling 1 year old with us and whole the property as a whole was clean, the floors weren't cleaned to that high degree.

very spacious with all mod cons and 2 balconies (one with dining table). Well located with restaurants/cafes nearby (Aveiro centre is 10 min walk away). Very clear check-in instructions although passcode to enter the building didn't work.Constructive tip for the property manager - a few essentials would have been very welcome (washing up liquid, dishwasher tablets, more toilet roll)
