Located on the outskirts of Ciutadella de Menorca, the luxurious Villa Xipell 9 sits in a quiet residential area with little traffic.
This modern holiday home features bright rooms, a living room, a well-equipped kitchen, 3 bedrooms, and 3 bathrooms spread over 2 floors, accommodating up to 6 guests.
The upstairs bedroom provides direct access to the upper terrace.
Amenities include Wi-Fi, fans, washing machine, air conditioning in the bedrooms, and a TV. Outside, you’ll find a terrace with an awning and barbecue, as well as a large pool with sun loungers.
Both here and on the upper terrace, you can enjoy fantastic views of the Mediterranean surroundings and a relaxing holiday.
The nearest supermarket is 1 km away, and the center of Ciutadella de Menorca—with many restaurants, shops, and bars—is just a short drive.
The nearest sandy beach is 600 m away and can be reached in a few minutes by car or in less than 10 minutes on foot. Parking is available on the street.
Please note: the owner lives in the villa’s basement with a separate entrance and comes daily between 7:00 and 8:00 to water the plants and clean the pool.

The hosts were marvellous and nothing was too much. The property was clean, bright and airy. The villa was ultra disabled friendly and ideal for a wheelchair user. The interior and exterior was all one level with amenities that were wonderful to both abled and disabled guests.
