The villa "DUXCAAR" is situated on a 23,000 square metre plot in an absolutely quiet, secluded location, but without being secluded in the immediate vicinity of one of the 20 most beautiful villages in the Dordogne Valley, the bastide town of Beaumont-du-Périgord.
The villa is located in the western part of the Périgord and allows excursions throughout the Périgord but also day trips to the wine regions of the Bordelais, the city of Bordeaux and the endless beaches of the Atlantic to Biarritz, Lacanau etc are easily possible.
A good connection to the two airports Bergerac and Bordeaux is guaranteed as well as to the TGV network and the A89
The spacious country house has a mixture of high-quality modern furniture combined with one or the other antique. It has a semi-open plan kitchen of approx. 70sqm. dining and living area, four bedrooms, some with en-suite bathrooms, a spacious work area, utility room, a garage for bicycles, supplies etc. and two bathrooms and two separate toilets.
The house has air conditioning on both the ground floor and first floor, which can also be used as quick heating in autumn and spring in addition to the underfloor heating. There is also a fireplace in the living room, for which we can provide wood if required.
The villa has a 5x10m pool on a terrace of approx. 200sqm, which is even partly covered. The terrace is surrounded by a plot of approx. 23,000 square metres, of which approx. 11,000 square metres are fenced with lawns. There you will find many quiet corners under shady trees and the children also have plenty of space for ball games etc. The rest of the property consists of our own forest, where with luck you can also find truffles in winter.
The pool, which is heated ecologically with solar thermal energy, is available to our guests from April to the end of October.
A "dog house" with sunny and shady corners for your dog has also been set up in the garden. If required, a dog brought along can be accommodated there safely and fenced in an area of approx. 100 m². It is then within sight of the terrace and can live there safely for a few hours if its master or mistress wants to go out to a restaurant, for example.
In addition to the main house, we also have a completely renovated 150-year-old annexe, where you will find a tournament billiard table (snooker) as well as ancillary rooms such as a toilet, etc.
The special thing about the property is its unique location, which guarantees complete peace and quiet and where the nearest neighbour lives almost 500m away. You will appreciate the peace and quiet interrupted only by the sounds of nature, such as our owls.
The castles and châteaux of the Dordogne (Beynac, Monbazillac), many caves and grottoes (Lascaux etc.) The world wine capital Bordeaux and the endless sandy beaches of the Atlantic as well as various gardens and parks, excellent restaurants, wine, truffles, foie gras, cognac etc. Small medieval villages, the savoir vivre of French country life.
The beautiful bastide towns of Beaumont-du-Périgord and Issigeac with their regular markets are about 5 to 10 minutes away by car and offer a complete infrastructure with several bakeries, butchers, medical care, restaurants, six golf courses less than 40 km away such as Chateau de Vigiers and Chateau les Merles. Boats (canoe, kayak) can be rented along the rivers Dordogne, Lot or Vezère and everywhere in the area you will find excellent wines from the Bergerac, Lot, Cahors and even to St. Emilion you drive no longer than about 50 minutes.
